A health centre with retail spaces

The Truderinger Gesundheitszentrum is a medical and commercial building completed in 2012 with 4,027 m2 of rental space and 98 car parking spaces, 83 of which are in the building’s own underground car park. The three-story construction is of high quality and meets modern finishing and energy standards.

Trudering-Riem is a rapidly growing urban district in the east of Munich. In recent years, an attractive town centre has developed here, including a day care facility for children, apartments for the elderly as well as a retirement home and the town hall.
Five bus lines and the S-Bahn and U-Bahn provide excellent connections to the public transport network of the greater Munich area.

Tenants

The health centre has a diversified tenant structure with long-term contracts. The anchor tenant on the spacious ground floor is a supermarket with more than 2,000 m2 of floor space and a rental term until 2030. A pharmacy is located next door. Five medical specialists have their practices in the medical centre; the tenants also include a physiotherapist and an orthopaedic facility.

Recent years have shown that the population has responded very well to the health centre’s services. The combination of day-to-day services and medical practices of different specialisations has proven to be a success factor.
